September brought the first rise in asking prices since May, up 0.7% to an average of £367,440. But the bigger story sits underneath. Homes for sale are at a 12-year high, buyer enquiries are down, and only 61% of homes on the market are finding a buyer.

Nationally, 61% of homes find a buyer, down from 74% in 2021. The gap between regions is wide.
In London, fewer than half of the homes listed are finding a buyer. That is the toughest market in the country right now.
On average, a home takes 64 days to find a buyer, then another 150 days to complete.
Based on the averages above, a home listed on 21 September would complete around 23 April 2027.
